After completing your application, you are required to turn in supplemental documents to prove your income and pet information. Applications can not be approved until all supporting documents are emailed to your leasing agent. Time is of the essense. We cannot complete your application without the supporting documents. See our standard rental criteria below.
All Tenants Are Required to obtain renter's insurance coverage and name Tampa's Best Realty as additionally insured. Tenants are required to show a copy of the Declaration Page before recieving the keys. Tenants may obtain coverage from any provider of their choice, but are welcome to use our preferred insurance provider for $16/month.
Tampa’s Best Realty Rental Qualifying Criteria
In order to view a rental home, prospects must show a form of photo identification — either a driver’s license or an alternate second form of identification will be photocopied. We do business in accordance with the Federal Fair Housing Law and do not discriminate against any person because of race, color, religion, sex, national origin, familial status or disability.
We comply with all federal, state, and local laws pertaining to Covid-19. Showing Agents will wear masks and stay 6 feet apart from applicants during showings. If you have been exposed or have been around someone who has been exposed to Covid-19, we ask that you don’t schedule a physical showing. Talk to your agent about viewing the property virtually instead.
We require that all prospective residents meet the following qualifying criteria when completing a rental application.
Income: Applicants must have a combined gross income of 3 times the monthly rental payment. The burden of proof is the applicant's responsibility. Time is of the essence. Applications can not be completed without ALL supporting documents. Properties will not be held until a signed lease and deposit are turned in.
Acceptable forms of documentation may include a combination of:
A minimum of 2 Full Months of the applicants most recent Pay Stubs
If self employed, a copy of the most recent years Taxes along with 6 Months Bank Statements showing income of at least 3 times the rent on average per month.
Proof of child and/or spousal support payments
Proof of social security income, disability or other government income
Proof of retirement or trust fund account
Current employment offer letter (for new employment)
Jobs that are based on tips, bonuses or commissions will be considered self employed.
If proof of gross household income of 3 times the monthly rental payment can not be provided, we may be unable to qualify you.
Credit: Minimum Credit Score – Applicants with combined gross income meeting the income requirements of the specific property they wish to rent must all also have a minimum credit score of 590. No credit is considered a ZERO score. If your credit does not meet the minimum threshold. The landlord reserves the right to deny the application. In some cases, in select properties only, a conditional approval may be granted and an additional (double) security deposit may be required.
Landlord debt and utility debt within the last 4 years may be grounds for application denial.
Rental History: Applicants must have a minimum of one-year of verifiable rental history. All lease terms must have been satisfactorily fulfilled for a period of at least 12 months.
Applicants must physically reside in the rental unit for which they are applying. Applicants must disclose all persons that will reside in the rental unit. All persons 18 years or older, must be a leaseholder and qualify for the unit with the applicant.
Landlord evictions or landlord debt within the last 4 years may be grounds for denial.
Criminal: A criminal background check will be completed on all occupants 18 years of age or older. Felonies and Evictions within the last 4 years may be grounds for denial.
If the applicant is declined based on the criteria listed, the landlord reserves the right to take adverse action. This may include denial of the application or the requirement to pay and additional deposit or prepaid rent.
Smoking: No Smoking is ever allowed in the interior of a property. If you rent a house, you must smoke outdoors and a minimum of 10 feet away from any doors and windows and keep windows and doors shut. If you rent an apartment, condo, or any other shared living community, while smoking, you must stay a minimum of 10 feet away from your neighbors doors and windows regardless of if their windows and doors are open or closed.
Pet Policy: NOT all properties allow pets. Please confirm with your agent that a pet is allowed at the property before applying. We do not allow aggressive breeds. We comply with the aggressive breeds list found in the homeowners insurance policies of the owner’s of the property. In apartments or shared community dwellings, we allow 1 Pet Maximum that will reach 25 pounds maximum by maturity. In single family homes we allow 1-2 Pets that will reach 35 pound maximum by maturity. A $300 NON-Refundable Pet Fee is required per pet and is due before the time of occupancy. We do not allow birds, fish, or pets that require tanks with water in them.
You must provide proof of your pet’s medical records (i.e. vaccinations, Rabies shots, tag registration, etc.) AND a photo of your pet at the time of application.
Service Animal Friendly: A recent letter from a mental health professional is required. No Pet Restrictions or Pet Fees Required.
